摘要

基于"租差"理论与"自然资本论"思想提出"自然租差"概念,尝试将自然资本视为地租的一部分,对传统租差模型进行修正,用于描述工业遗产更新规律.并以北京首钢园更新实践为例,将其分为"租差"的显现、积累、分配与实现四个更新阶段,分析验证各阶段租差变化特征,探讨适应当下城市化进程的工业遗产更新机制.以期提升我国工业遗产的活化利用水平,实现其生态环境的修复、空间资源的优化配置以及多方利益的合理分配.

Abstract

Based on the"rent gap"and"natural capital theory",this paper puts forward the concept of"natural rent gap",attempts to regard natural capital as a part of land rent,and revises the traditional rent gap model to describe the law of industrial heritage renewal.Taking the case of Beijing Shougang Park as an example,the paper divides it into four stages of"rent gap":appearance,accumulation,distribution and realization,analyzes and verifies the change characteristics of rent gap in each stage,and discusses the renewal mechanism of industrial heritage that adapts to the current urbanization process.In order to improve the level of activated utilization of China's industrial heritage,realize its ecological environment restoration,optimal allocation of space resources and reasonable distribution of multi-interests.
