全生命周期视角下奥特莱斯规划与设计——以莆田奥特莱斯小镇为例

奥特莱斯作为一种名品折扣促销的购物模式,其加速产品库存消化、促进企业产量提升的特点适用于当下"以国内大循环为主体、国内国际双循环相互促进"的新发展格局.影响奥特莱斯运营的关键因素包含建设规模、选址区位、空间结构、流线组织和业态策划等,针对以上因素在建筑规划与设计阶段引入全生命周期理念,以莆田奥特莱斯小镇为例,基于区域社会经济条件研判建设规模,构建利用AHP空间计算的选址评价体系,制定功能配比与业态策划导向的空间设计方案,提出可借鉴的奥特莱斯规划与设计模式.
Planning and Design of Outlet Store from the Perspective of Full Life Cycle:Taking Putian Outlet Town as an Example
As a kind of shopping mode of discount and promotion of famous products,outlet is characterized by accelerating the digestion of product inventory and promoting the improvement of enterprise production,which is suitable for the new domestic development pattern of "taking the domestic big cycle as the main body and the domestic and international double cycle promoting each other".The key factors that affect the operation of outlet store include construction scale,site location,spatial design,streamline organization,and business planning.Intro-ducing full life cycle concept on the above factors in the architectural planning and design stage,taking Putian Outlet Town as an example,based on regional socio-eco-nomic conditions,the construction scale is judged,and a site selection evaluation system using AHP spatial calcu-lation is constructed.A spatial design scheme guided by functional ratio and business planning is formulated,and a reference model for outlet store architectural planning and design is proposed.
