Accessibility of Xi'an Road Network and Its Impact on Housing Prices
The accessibility of urban road network has a direct impact on housing prices. Research on the impact factors of road net-work on housing prices can provide a scientific basis for regulating housing prices through urban road network planning. This study takes the central urban areas of Xi'an as an example. Based on the urban road network,housing price data and point of interest (POI) data from 2017 to 2020,the road accessibility and road carrying capacity index in the extended space syntax (sDNA) are used to analyze and classify the road network. Combined with the temporal and spatial geographic weighted regression model (GTWR),it carries out the analysis of the factors affecting housing prices. It is concluded that traffic accessibility has a significant impact on hous-ing prices,and the housing prices can be controlled by changing the structure of the road network around the residence,providing a reference for the government to reasonably control regional housing prices.
