Spatiotemporal pattern evolution and influencing factors analysis of construction land development intensity in the Pearl River Delta urban agglomeration
The expansion of urban land use has brought about a series of urban problems.Among them,the problem of inefficient and careless land use for construction is very prominent.This means that urban planning needs to develop in the direction of"stocking".The development intensity of construction land is a comprehensive reflection of the modernization level of regional cities.At the same time,it is also an important research object for the optimization and control of land space.Therefore,it is necessary to measure the development intensity of regional construction land.In this paper,the proportion of construction land,industrial structure,and population carrying capacity were considered to construct a land use intensity modeling system,and the PRD urban agglomeration was used as the study area to calculate the index of construction land use intensity in the PRD from 2010 to 2020.Based on this,spatial autocorrelation is used to analyze its spatial characteristics and agglomeration.Subsequently,the corresponding influencing factors of economic development,industrial structure,construction investment,financial investment,residential consumption,and geographic environment are selected,and the ordinary least square method(OLS)and multiscale geographic weighted regression(MGWR)are used to identify the influencing factors of the spatial and temporal pattern of the development intensity evolution.① Between 2010 and 2020,there was a general upward trend in the development intensity of construction land within the PRD urban agglomeration,with notable spatial disparities observed.The high-intensity areas are mainly concentrated in the central areas of Guangzhou and Shenzhen,while the low-intensity areas are concentrated in the surrounding areas of Zhaoqing,Jiangmen,and Huizhou.② The positive spatial concentration of construction land development intensity in the PRD is significant.Hot spots are stabilized in the central counties and districts such as Yuexiu District in Guangzhou and southern counties and districts such as Futian District in Shenzhen,while cold spots are stabilized in counties and districts under Zhaoqing and Jiangmen.③ Fixed asset investment,local financial expenditure,and total retail sales of consumer goods are the dominant influencing factors in the PRD.And these three factors have different degrees of influence in different counties and districts,and some of them are unstable.This study aims to analyze the spatial and temporal fluctuations in construction land development intensity within urban agglomerations,alongside investigating the correlation between this intensity and influencing factors.The findings contribute valuable insights into understanding the spatiotemporal pattern of construction land development intensity within significant urban agglomerations in China,spatial agglomeration,and spatial heterogeneity of the influencing factors,as well as to provide a certain reference for the coordinated and sustainable development of the urban agglomerations and rational planning.
