摘要
为了解决日益凸显的城市停车问题,保障停车楼特许经营项目的合理收益,针对停车楼项目具有建设投资较大、收益率较低、投资回收困难等特点,文章结合具体案例,系统梳理了自走式、机械式停车楼建设运营全生命周期的成本收益,首先从停车楼成本角度,建立基于建设期投资、运营维修费用等因素的分析体系,其次从停车楼收益角度,建立基于停车收费、其他收入等因素的分析体系.通过分析可知,对于自走式停车楼,各因素对收益水平影响程度排序依次为建设期投资、停车收费、其他收入以及运营维修费用.对于机械式停车楼,各因素对收益水平影响程度排序依次为建设期投资、停车收费、运营维修费用以及其他收入.通过研究各影响因素对两种类型停车楼投资收益水平的影响,进而为投资者投资决策分析提供相关建议.
Abstract
In order to solve the increasingly prominent urban parking problem and ensure the reasonable income of parking building franchise projects,this article systematically summarizes the cost-benefit of the entire life cycle of the construction and operation of self-propelled and mechanical parking buildings,taking into account the characteristics of large construction investment,low return rate,and difficult investment recovery of parking building projects.Firstly,from the perspective of the cost of parking buildings,establish an analysis system based on factors such as construction investment and operation and maintenance costs.Secondly,from the perspective of parking building revenue,establish an analysis system based on factors such as parking fees and other income.Through analysis,it can be seen that for self-propelled parking buildings,the order of the impact of various factors on the level of income is construction investment,parking fees,other income,and operation and maintenance costs.For mechanical parking buildings,the order of the impact of various factors on the level of income is construction investment,parking fees,operation and maintenance costs,and other income.By studying the impact of various influencing factors on the investment return level of two types of parking buildings,relevant suggestions are provided for investor investment decision analysis.
