摘要
作为一种新型的开发建设模式,定建模式能够有效提升项目管理水平,确保项目按计划顺利推进,同时也能提高甲方的投资效率.然而,在实际操作中,定建模式也面临着一些挑战,如设计与施工衔接不畅、责任界定不清晰、定建单位管理费偏低以及甲方积极性难以充分发挥等问题.文章以某办公大楼的定建项目为实例,详细阐述了该项目的工程概况、内容,合同价款及其主要条款,定建目标的完成情况,以及项目投资结算审计的情况与建议.通过深入剖析此案例,文章提出了加强定建单位的选择与管理、完善合同条款以明确责任划分、建立严格的设计审查与变更管理制度、提高项目管理水平和投资控制能力、加强各方之间的沟通与协调、强化甲方在合同体系中的核心地位和作用等建议.这些建议旨在为建设项目管理领域带来新的视角和方法,进一步推动项目管理实践的创新与发展,可为类似的项目提供参考和借鉴.
Abstract
The Custom-built model,as a novel development and construction approach,can effectively enhance the project management level,guarantee the smooth advancement of the project as scheduled,and concurrently improve the investment efficiency of the Party A.Nevertheless,in practical operations,the custom-built model also encounters several challenges,such as poor connection between design and construction,ambiguous responsibility definition,low management fees for the custom-built unit,and difficulties in fully exerting the enthusiasm of Party A.This paper takes the custom-built project of an office building as an example and elaborates in detail the engineering overview,content,contract price and its main terms,the completion of the custom-built target,as well as the situation and suggestions of the project investment settlement audit.Through in-depth analysis of this case,this paper proposes suggestions including strengthening the selection and management of the custom-built unit,perfecting the contract terms to clarify the division of responsibilities,establishing a strict design review and change management system,improving the project management level and investment control ability,enhancing communication and coordination among all parties,and reinforcing the core position and role of Party A in the contract system.These suggestions aim to bring new perspectives and methods to the field of construction project management,further promote the innovation and development of project management practices,and provide beneficial references and lessons for similar projects in the future.
