摘要

老旧小区改造关乎民生与发展,优化城市布局,提升土地价值.面对老旧小区存量大与改造资金有限的矛盾,需市场运作促多方共赢.改造前,量化指标指导决策需求凸显,确保科学规划实施.老旧小区建造年代较早,其竣工数据资料存在缺失或以纸质文件保存的情况.为解决老旧小区现状数据缺失对前期项目策划与评估缺少量化数据支持等问题,本文将BIM技术数据信息集成优势与GIS技术获取城市数据的能力相结合,通过Dynamo可视化编程技术,将老旧小区现状地理信息数据转译为BIM三维模型,实现老旧小区建筑现状体块三维建筑信息模型的自动创建,在模型中整合项目调研数据并输出现状指标.本研究通过BIM和GIS技术为老旧小区改造中现状指标数据获取困难、量化指标较少和项目评价客观度不足等问题提供了一种新的解决思路.

Abstract

The renovation of the old community is related to people's livelihood and development,optimize urban layout,and enhance the value of land.Facing the contradiction between the large stocks of old communities and limited transformation funds,the market operation needs to promote a win-win situation.Before the reconstruction,the demand for the guidance of quantitative indicators was prominent to ensure the implementation of scientific planning.Earlier in the construction of the old community,there was a lack of completion data or preservation of paper files.In order to solve problems such as the lack of data in the current status of old communities,for the lack of quantitative data support in the preliminary project planning and evaluation,this article combines BIM technology data information integration advantages with GIS technology to obtain urban data.The current status geographical information data is translated into the BIM 3D model,which realizes the automatic creation of the three-dimensional building information model of the architectural status of the old community,integrates project research data in the model and outputs the current status indicator.This study provides a new solution to the difficulty of obtaining difficulties in the renovation of the old community through BIM and GIS technology to obtain difficulties in the renovation of old communities,less quantitative indicators,and insufficient project evaluation objectiveness.
