Study on the Influencing Factors of Intention to Renew the Term of Use Right of Residential Construction Land
When the term of the use right of the residential construction land expires,due to the ambiguity of the implementation rules of"automatic renewal",the residential owner may choose to give up the renewal because of many reasons,such as the high renewal cost,the short remaining service life of the above-ground building,and the limitation of the inherent right of the property after the renewal.Therefore,it is particularly important to find out the multi-dimensional factors that affect the intention of renewal.Based on the field survey questionnaire,the orderly logistic model is used to make an empirical analysis of the respondents'intention to renew.The research finds that after the renewable life and"automatic renewal",the degree of protection of the renovation right,repair right,reconstruction right and inheritance right of the real estate was positively correlated with the intention to renew.The amount of renewal payment required and the degree to which the right to sell is protected after"automatic renewal"are negatively correlated with the intention to renew.The higher the education level,the working state,the hometown is urban,and the family does not have a house in the countryside,the higher the intention to renew.Married respondents had a lower intention to renew.Based on the empirical results,the following suggestions are put forward to improve the renewal system of the use right of residential construction land in the future:improve and refine the"automatic renewal"system,scientifically determine the renewal period and renewal fee payment standard,improve relevant laws and regulations to clarify the rights of residential owners to real estate after"automatic renewal";Properly deal with the subsequent issues left over when the homeowner abandons the right to renew.
