Does the Quality of Basic Public Services Affect Housing Prices?:An"Economy-Population"Dual Path Analysis
The study explores the impact of basic public service quality on housing prices,focusing on whether there are mediating variables and moderating variables in the relationship between them.This paper proposes a basic public service quality measurement system,using the relevant data of provinces(except Hongkong,Macao,Taiwan and Tibet)in China from 2015 to 2022,and verifies the impact of basic public service quality on housing prices by using a fixed-effect model.The results show that there is a positive relationship between the quality of basic public services and housing prices,the level of economic develop-ment has a positive effect on housing prices,and the level of economic development plays an intermediary role between the quali-ty of basic public services and housing prices.The degree of population aging positively regulates the relationship between the quality of basic public services and housing prices.This study theoretically helps to improve the cognition of influencing factors of housing prices,and provides theoretical reference for the government to formulate housing price regulation policies under the background of new urbanization and aging population in China.
