Research on the House Price of Laishan School District in Yantai Based on Hedonic Price Model
The school district housing education premium is serious,and there is a trend of sprea-ding to the second and third tier cities.Taking the school district housing in Laishan District,the core development area of Yantai,a typical second tier city,as a sample,taking educational factors such as school teaching conditions and enrollment rate as the main research object,combined with various fac-tors such as location,buildings,neighbors,etc.,and using the hedonic price model as a means,the price of school district housing in Laishan District is systematically studied.The research finds that:the education premium of housing prices in Laishan District is relatively serious,among which the school district housing of key schools has an average premium of 15%,and the housing price has an average in-crease of 4%for every 1%increase in the enrollment rate,while high-quality teachers and school com-muting time also have varying degrees of impact on the school district housing price.Building,location and neighborhood factors are less influential than educational factors.This shows that in second tier cit-ies such as Yantai,the development of education resources is not very balanced,and education is an im-portant motivation for residents to purchase real estate.
