Influence of Suburban Rail Transit on Nearby Housing Rental Prices:A Case of Beijing
Based on transaction data of residential leasing in 2023 along 4 Beijing suburban metro lines,we attempt to develop a quantitative study of suburban rail transit's influence on nearby housing rental prices with hedonic price model and spatial analysis methods.We have summarized the scope,de-gree and related factors of the impact of rail transit on rental price of residential buildings along the rail-way line,and put forward the development strategy of rental housing along the rail transit line in terms of site planning,facility selection and cost control,which can provide reference for urban planning,con-struction and management in the future.
