轨道交通车辆段上盖物业开发是当前城市建设中一个重要的新兴领域,传统地铁车辆段占地面积大,建筑功能单一,对城市产生割裂,在现阶段我国城市建设高质量发展背景下,如何有效利用车辆段进行一体化开发,通过综合利用土地,提升土地使用效率,改善车辆段周边区域空间环境,加强建筑功能复合化利用,完善周边城市功能,对于提高土地利用效率和促进城市可持续发展具有重要意义.文章结合项目工程实践,以南京市轨道交通6号线栖霞山车辆段上盖物业开发为例,重点研究盖上与盖下交通设施无缝衔接、轨道功能与城市服务功能有机衔接,建筑空间与景观一体化设计等重点问题,有效解决了车辆基地上盖开发面临的割裂城市空间、盖上盖下交通衔接、改善周边城市空间品质等问题,旨在为车辆段上盖物业开发设计研究提供参考案例.
Research on the Integrated Design of the Superstructure of the Rail Transit Depot:Taking the Development of the Superstructure of the Qixiashan Depot in Nanjing as an Example
The development of properties on top of rail transit depots is an important emerging field in current urban construction.Traditional subway depots occupy a large area and have single building functions,which fragments the city.In the context of the current high-quality development of urban construction in my country,how to effectively utilize the depot for integrated development,improve land use efficiency through comprehensive utilization of land,improve the spatial environment around the depot,strengthen the compound utilization of building functions,and improve the surrounding urban functions,which is important for improving land use efficiency and promoting sustainable urban development.It is of great significance.Based on the project engineering practice,the author takes the development of the rooftop property of the Qixiashan depot of Nanjing Rail Transit Line 6 as an example,focusing on the seamless connection of transportation facilities above and below the lid,and the organic connection of rail functions and urban service functions,key issues such as the integrated design of architectural space and landscape,effectively solved the problems faced by the development of the vehicle base cover,such as the fragmentation of urban space,the transportation connection under the cover,and the improvement of the quality of surrounding urban space,etc.,and laid the foundation for the subsequent development of the rail transit vehicle base cover.Transportation integrated design provides examples that can be referenced.
