摘要

随着我国城市建设发展阶段的变化,住房发展已经从总量短缺转为结构性供给不足,进入结构优化和品质提升的发展时期;城市发展由大规模增量建设转为存量提质改造和增量结构调整并重,进入城市更新的重要时期.本文聚焦城市更新时期的既有住宅现状,以人民群众的生活需求和现实问题为导向,以北京市既有住宅为真实样本,围绕绿色低碳、健康舒适、智慧便捷、安全耐久等四个核心维度,开展既有住宅系统性更新改造研究与实践.以实现人民群众需要的"好房子"为目标,剖析既有住宅更新改造的痛点、难点,并针对既有住宅品质的综合提升提出建议.

Abstract

With the changes in China's urban construction and development stages,housing development has shifted from supply quantity shortage to supply structural shortage,and has entered a development period of structural optimization and quality improvement.Urban development has shifted from large-scale incremental construction to equal emphasis on stock quality improvement and incremental structural adjustment,which represents an important period of urban renewal.This paper focuses on the current situation of existing residential buildings during the urban renewal,takes the people's living needs and practical problems as the guide,uses the existing housing in Beijing as real samples,and carries out the research and practice of systematic renewal of existing housing around four core dimensions:green and low-carbon,health and comfort,smart and convenience,safety and durability.With the goal of realizing the"better housing"needed by the people,the bottlenecks and difficulties of the renovation of existing housing are analyzed,and suggestions are put forward for the comprehensive improvement of the quality of existing housing.
