基于熵权-物元模型的房地产项目造价管理研究

文中以某商业房地产项目为研究对象,基于熵权-物元模型构建了工程造价精细化管理的评价体系,涵盖了项目实施阶段的招投标管理、施工管理和组织管理三方面.采用熵权法确定各评价指标的权重,并结合物元可拓理论进行综合评价分析.研究结果表明,施工方案与工艺、零工用量管理水平优秀,而合同管理、材料损耗等指标则表现良好.最终综合评价等级为中等,建议针对较弱指标优化管理措施,以提升项目成本控制和风险管理水平.
Research on Real Estate Project Cost Management Based on Entropy Right-objective Element Model
This study focuses on a commercial real estate project,constructing an evaluation system for refined cost management at the project implementation stage based on the entropy weight-matter element model.The system covers three aspects:bidding management,construction management,and organizational management.Entropy weighting was used to determine the importance of each evaluation indicator,while mat-ter-element extension theory was applied for comprehensive evaluation analysis.Results indicate that management levels in construction meth-ods and casual labor usage are excellent,while contract management and material consumption show good performance.The overall evaluation level is rated as moderate,suggesting further optimization of weaker indicators to enhance cost control and risk management.
