Study on the Spatial-temporal Evolution Characteristics and Driving Factors of Residential Land Price in Fujian Province
This study utilized data from the China Land Market Network in Fujian province spanning from 2012 to 2021 to analyze residential land prices.Spatial auto-correlation methods and spatial e-conometric models were employed to examine the data.The findings were as follows:1)Residential land prices in Fujian province exhibited stable spatial dispersion,with higher prices concentrated in the Middle East and lower prices in the Southwest;2)The disparity in land prices between cities decreased over time,indicating similar changes and correlation patterns;3)Various factors influ-enced residential land prices,including the size of the permanent population at year-end.Addition-ally,per capita GDP,urban road area,population density,real estate development investment,and passenger turnover had a positive spillover effect on residential land prices in neighboring areas.In conclusion,residential land prices in Fujian province were influenced by multiple driving factors.To ensure a healthy and stable land market development,it was advisable to implement urban policies that optimize land resource allocation and foster regional collaborative development plans through in-tercity coordination.
