Research on the Influencing Factors of Property Management in the Renovation of Old Residential Areas Based on the ISM Model
The times continue to develop,and the renovation of old residential areas is thriving.As the"management revolution"of the three"revolutions"in the renovation of old residential areas,property management is an indispensable part.To explore the influencing factors of property management development in the renovation of old residential areas,based on relevant literature,this article identifies 13 influencing factors from three dimensions:government,property management,and owners.This article uses the ISM model to analyze the relationship between influencing factors and draws a hierarchical structure diagram of influencing factors.The results show that laws and regulations,service awareness,and other surface influencing factors directly affect the development of property management in the renovation of old residential areas.Six factors serve as intermediate influencing factors,including charging standards and regulatory mechanisms.The policies and economic level,as deep-seated influencing factors,fundamentally affect its development.Finally,based on the research results,relevant suggestions are proposed to provide strategies and references for the future development of property management in the renovation of old residential areas.
