微利时代住宅开发投资成本影响因素识别研究

摘要
为解决微利时代住宅开发投资成本优化问题,从公司层面、项目层面、市场层面分析住宅开发投资成本的影响因素,构建DEMATEL-ISM模型,确定 15个关键影响因素及各因素之间的层级关系和关联度.结果表明:成本估算水平、土地成本、项目选址、行业技术规范变化、人材机等市场价格变化属于住宅开发投资成本的深层影响因素.从住宅开发企业角度,对深层影响因素提出住宅开发投资成本优化对策建议,为微利时代下住宅开发企业发展提供理论参考依据.
Abstract
In order to optimize the investment cost of housing development in the micro-profit era,this paper analyzes the influencing factors of investment cost of housing development from the enterprise level,project level and market level,constructs the DEMATEL-ISM model,and determines 15 key influencing factors and the hierarchical relationship among them.The results show that the cost estimation level,land cost,project location,changes in industry technical specifications,and changes in market prices are important influencing factors.In addition,the optimization countermeasures of the investment cost of housing development are proposed to address the important influencing factors.Our results can provide theoretical references for the housing development enterprises in the micro-profit era.
