地产企业转型为城市运营商的资源整合策略研究——以隆基泰和为例

在"房住不炒"的政策背景下,地产企业面临拿地困难、融资成本居高不下、销售价格下降的内部困境,以及城市政府对产业配套及运营能力的外部需求,向城市运营商转型成为其重要的转型方向.提出地产企业必须依托城市开发逻辑拓展自身运营链,以提升对城市的服务能力.转型主要通过子公司独立发展、非核心业务外包、共同拓展市场、前瞻业务共同研发4种方式,对智库服务、产业发展、建设企业、金融服务4个方向的战略资源进行整合;并基于隆基泰和转型实践的分析,印证所提出的转型策略.
Research on the Resource Integration Strategy of Real Estate Enterprises Transforming into Urban Operators:A Case Study of Longitech Group
Acting on the principle that"houses are for living in,not for speculation",real estate com-panies are faced with the internal challenges such as land acquisition difficulties,high financing costs,declining sales prices,as well as external demands from city governments for industrial support and oper-ational capabilities.Becoming urban operators has emerged as a critical transformation path for these companies.To improve their service capabilities to cities,real estate companies must align with the logic of urban development and extend their operational chain accordingly.The transformation focuses mainly onfour strategic directions:independent development of subsidiaries,outsourcing of non-core businesses,joint market expansion,and collaborative research and development of forward-looking businesses,along with the integration of strategic resources.These strategic directions encompass thinktank services,in-dustrial development,construction enterprises,and financial services.An analysis of Longitech Group's transformation practice validates the proposed transformation path.
