A Study on the Obstacle Factors of Green Housing Development From the Perspective of Social Networks
With the acceleration of the development speed of new urbanization,the demand for urban residential housing has increased sharply.In order to achieve sustainable urban development,it is imperative to develop green housing.The paper identifies obstacles to green housing development from a lifecycle perspective based on differ-ent participants,and constructs a social network model of development obstacles based on 31 valid questionnaire data.Using Ucinet6 software for analysis,7 key obstacles are identified and corresponding driving strategies are proposed.The test results show that the new network density has decreased from 0.286 to 0.206,a decrease of 27.97%.The central potential decreased from 8.83%to 5.98%,a decrease of 32.27%.The research results indicate that the lack of professional promotion by the government,separation of design and operation signs,transaction costs,speculation of green housing sales concepts,restrictions on bank repayment cycles,long construction cycles,and lack of experienced property management companies are seven key obstacles that affect the development be-havior of developers.The driving strategies mainly include setting up pilot cities to issue mandatory policies,im-plementing project bonus distribution work,and promoting green housing knowledge.
