保障性租赁住房是当前大力推广的住房保障模式,重点面向新市民、青年人,需求量巨大,供应方式多样灵活,有着良好的发展前景.在商品房开发逐渐饱和的行业背景下,房地产企业可抓住机遇,盘活滞销的存量房源,利用自身的行业优势积极参与各种类型保障性租赁住房项目的改建、代建和运营管理业务.政府和相关部门应提供必要的政策保障、金融支持、税收优惠和市政配套等.
Research on the Feasibility of Real Estate Enterprises Participating in the Supply of Affordable Rental Housing
Affordable rental housing weighting new urban residents and young people is currently a widely pop-ularized housing security mode,and this mode has a good development prospect because of the huge demand and flexible supply patterns.This research suggests that in the context of the gradual saturation of commercial housing development,real estate enterprises should take the opportunity to revitalize the unsold stock of housing,and take advantage of their industry advantages to actively participate in the reconstruction,agent construction and operation management of different types of affordable rental housing projects.Meanwhile,the government and relevant de-partments should provide the necessary policy support,financial support,tax incentives and municipal facilities.
