A Study on the Concern Behavior of Homebuyers:On the Balanced Allocation of Educational Resources in the Different School Periods
Accurately identifying whether the imbalance in compulsory education occurs at the primary or junior secondary level is a necessary condition for optimizing the public basic educa-tion system and promoting equity and quality in education.In this paper,the spatial variation in the number of housing concerns(potential demand)among urban primary and secondary school districts is investigated by using a hedonic price model,a negative binomial regression model,and a paired regression method using the policy of"primary to junior high school matching heli-copter"and the spatial distribution of homebuyers'concern behavior.The smaller the gap between school districts in educational quality,the less pronounced should be the variation in the number of home purchase concerns driven by school district factors.Based on the empirical results of Qingdao's second-hand housing transaction data,it is found that the number of people who pay attention to high-quality junior high school districts has a significant concentration,while high-quality elementary school does not significantly increase the degree of attention of homebuyers.The number of people who pay attention to the purchase of housing is more significant in the"ordinary elementary school+high-quality junior high school"school district;with the nominal level of school quality rises,there is a significant increase in the number of people focusing on high quality middle schools and no significant change in the number of people focusing on high quality elementary schools.This study explores the spatial clustering and dispersion of school district housing purchase behavior from the perspective of the number of housing concerns,provides an alternative to the use of school district housing price"premiums"to identify spatial imbalances in the distribution of educational resources,and provides a reference technical framework for other cities to assess the degree of imbalance in the quality of compulsory educa-tion within and between school districts.
