陇南山区宅基地退出意愿及影响因素研究——以礼县为例
Study on Homestead Withdrawal Intention and its Influencing Factors in Longnan Mountainous Area—A Case Study of Li County

摘要
基于陇南市礼县282户农户调查数据,采用有序Logit模型进行实证分析.实证结果表明,不同乡镇的宅基地退出意愿呈现出边远型＞远郊型＞近郊型＞城中村的分布特征,有易地搬迁的乡镇宅基地退出意愿大于没有的乡镇;农户的受教育程度、家庭人口数量、是否有能力负担附近城镇的房价、是否在县城或其他地区有房、农户政策认知、易地搬迁对宅基地退出意愿呈正相关,从事职业、对所在村庄的公共设施及经济发展满意程度、乡土情结呈负相关.基于以上发现,为引导农户自愿有偿退出宅基地,应按照不同类型、不同区域的农户制定宅基地退出政策,完善农户宅基地退出后的社会保障,解决他们的后顾之忧.
Abstract
Based on the survey data of 282 households in Li County,Longnan City,the ordinal Logit model was used for empirical analysis.The empirical results show that the intention of homestead withdrawal in different towns presents the distribution characteristics of remote type＞outer suburban type＞near suburban type＞urban village.The intention of homestead withdrawal in towns with relocation is greater than that in towns without relocation.Farmer's level of education,family population,whether can afford in the nearby town of housing prices,whether in the county or other areas have room,farmers policy cognition,change of relocation of homestead quit intention positively correlated,engaged in the occupation,the village public facilities and negatively correlated with satisfaction,rural complex economic development.In order to guide farmers to voluntarily withdraw from homestead,we should formulate homestead withdrawal policies according to different types and regions of farmers,improve the social security of farmers after homestead withdrawal,and solve their worries.
