Research on evaluation and classification of urban residential land from the perspective of utilization intensity and service efficiency:Taking the central urban area of Jinan as an example
Urban residential land evaluation is the prerequisite and foundation for implementing classification guidance and enhancing utilization efficiency.This paper constructs a logical framework of urban residential land evaluation based on the two dimensions of land utilization intensity and service efficiency.Utilizing space superposition technology,the residential land in the central urban area of Jinan is assessed and classified,and the classification guidance strategy.of urban residential land is proposed.The results show that,the average plot ratio of residential land in the central urban area of Jinan is 1.73,with moderate utilization intensity and a spatial distribution characteristic of"large dispersion and small aggregation";The average vitality of the residential land service population is 0.22,and the overall service scale is not high.There are significant differences in the quality of varying services,and the overall service efficiency shows a"center periphery"hierarchical structure;Four types of residential land have been formed:high-efficiency,service-oriented,development-oriented and low-efficiency.The first two belong to centralized residential land,while the latter two exhibit relatively dispersed spatial distribution,with noticeable differences in scale and spatial variation among various land uses.
