摘要

近年来,我国房地产事业飞速发展,为深入探讨保障房供给和经济增长如何共同影响房地产价格,文章通过构建一个空间面板数据模型,分析了保障房供给和经济增长对房地产价格的直接和间接效应.文章发现,经济增长对房价有显著的正向影响,而保障房供给则对房价有负向调节作用,不仅揭示了房地产市场价格形成的复杂性,而且为相关政策制定提供了理论支持和实证依据.

Abstract

In recent years,China's real estate industry has a rapid development.In order to deeply discuss how the supply of affordable housing and economic growth jointly affect the real estate price,this paper analyzes the direct and indirect effects of the supply of affordable housing and economic growth on the real estate price by constructing a spatial panel data model.The study has found that economic growth has a significant positive impact on housing price,while the supply of affordable housing shows a negative adjustment effect on housing price.It not only reveals the complexity of the price formation of real estate market price,but also provides theoretical support and empirical basis for relevant policy formulation.
