以金水子弟学校为例谈乡村存量资产活化的实践应用

随着城镇化逐步推进,乡村出现了人口流失、土地撂荒、房屋闲置等现象,乡村大量存量资产未得到合理利用.将"微更新"引入乡村存量资产活化研究中,梳理了乡村微更新内涵和乡村微更新的方向,总结了乡村存量资产活化的资产变现缺政策、产业发展缺动力、利益联结缺机制三方面困境,介绍了政策引导、共同缔造、艺术下乡、功能活化、产业植入等五条路径,并以湖北省农业科学院金水子弟学校为例,论述了多方参与、共谋发展,主题聚焦、特色发展,功能重构、品质发展,传承文脉、内涵发展等四大策略,对乡村存量资产活化利用、乡村振兴实施路径等方面具有重要的意义.
Taking Jinshui Children's School as an example to discuss the practical exploration of rural existing assets activation
With the gradual advancement of urbanization,the phenomenon of population loss,land wasteland,and idle houses in rural areas have not been used reasonably.This article introduces"micro-update"into the study of rural stock activation,sort out the direction of rural micro-update connotation and rural micro-update,and summarizes three aspects about asset realization policy,industrial development shortage of industrial development,and interest linkage mechanism of interests of rural stocks,and introduces the five paths of"policy guidance,joint creation,art to the countryside,func-tional activation,industrial implantation",etc.,taking the Jinshui Children's School of the Academy of Agricultural Sci-ences of Hubei Provincial Academy of Agricultural Sciences as an example,developes four strategies about multi-party participation,co-consirming development,theme focus,characteristic development,functional reconstruction,quality de-velopment and inheritance of the pulse,connotation development provide reference for the revitalization and utilization of rural stock assets and the implementation path of rural revitalization.
