伴随经济形势的不断变化和产业结构的迭代升级,房地产这一关系民生福祉与经济发展的传统产业逐步暴露出投资过度、房价虚高、风险外溢等系列问题,危及市场"健康".本文从影响房地产市场发展的核心因素出发,构建起涵盖政策环境、土地出让、楼市交易、企业画像和人口职住等多层级的"五维"体检评估体系,并选取广州市白云区作为研究区域,针对其市场各类主体和影响因素开展全面的"健康体检",形成面向房地产市场的资源要素空间配置优化建议,以期促进房地产市场健康平稳发展.
Abstract
With the continuous changes in the economic situation and the iterative upgrading of the indus-trial structure,the traditional industry of real estate,which is related to people's well-being and eco-nomic development,has gradually exposed a series of problems such as excessive investment,inflated housing prices,and risk spillover,endangering the"health"of the market.Starting from the core factors that af-fect the development of the real estate market,this article constructs a multi-level"five dimensional"physical examination and evaluation system that covers policy environment,land transfer,real estate trans-actions,enterprise portraits,and population,occupation,and housing.Baiyun District of Guangzhou City is selected as the research area,and comprehensive"health examinations"are carried out for various market entities and influencing factors,forming optimization suggestions for resource element spatial allocation for the real estate market,in order to promote the healthy and stable development of the real estate market.
