Summary of Research on the Renovation of Architectural Structures and Municipal Facilities in Old Residential Areas
This research aims to explore the identification of the composition and renewal needs of old residential areas.By analyzing the characteristics of the composition of old residential areas in different periods,the main parties and implementation priorities of renewal work are identified,and strategies for improving the identification of renewal needs in old residential areas are proposed.The study first sorted out the constituent entities of old residential areas in different periods,including public property houses,commercial housing,and affordable housing.Subsequently,from the perspective of the gap between the building lifecycle and current demand,the identification method for the renewal needs of old residential areas was analyzed.On this basis,it is proposed that the property rights party should take the lead in carrying out relevant work,and carry out renovation work for old residential areas with significant differences between objective operating conditions and current demand.Research has found that the composition of old residential areas exhibits different characteristics at different times.Currently,public property houses are the main body,and in the future,commercial housing and affordable housing will gradually occupy an important position.In terms of updating demand identification,research emphasizes the importance of comprehensive evaluation from two dimensions:the building lifecycle and the current demand gap.At the same time,the dominant position of the property rights party in the renewal work has been clarified,as well as the necessity of carrying out renewal work for specific old residential areas.To improve the identification of renewal needs in old residential areas,full consideration should be given to the composition characteristics and management systems of different periods,and a comprehensive evaluation should be conducted from the perspective of building lifecycle and current demand gap.At the same time,we will strengthen the leading role of property rights holders in the renovation work,and carry out targeted renovation work for old residential areas with significant differences in operation and demand,in order to improve the overall living environment and quality of life of old residential areas.
