The Origin,Expansion and Mechanism of Property-Led Urban Integration:A Case Study of Greater Beijing Region
Urban integration in China has demonstrated transforming features from government-led,manufacturing revolved phase around 2005 towards market-driven,property-triggered development stage around 2010.Urban integration in different stages have shown ostensible divergences in respect of development forms and mechanisms.Based on a case study of greater Beijing region,the article makes a comprehensive analysis of the origin,expansion and mechanism of property-led urban integration in Beijing-Tianjin-Hebei mega-region.It is found that regional transport improvement as well as booming property market are the external factors contributing to property-led urban integration in greater Beijing region.More fundamentally,it is the administrative-territorial divisions and administrative hierarchy that have decisive role to the shift of urban integration strategy.Flattening administrative hierarchy and decoupling the link between public resource allocation and administrative rank are key to regional coordinated development and urban integration.
