Analysis on Spatial Differentiation Characteristics and Influencing Factors of Housing Prices in Metropolis Based on MGWR Model:A Case Study of the Main Urban Area of Nanjing
Taking the residential quarter in the main city of Nanjing in 2022 as the basic research unit,this paper analyzes and simulates the spatial distribution of house prices in the main city by using the spatial autocorrelation and Kriging interpolation analysis methods,and then introduces the housing stratum theory to divide different residential strata,and analyzes the spatial differentiation characteristics of different strata.Finally,the mixed geographic weighted regression(MGWR)model is used to explore the impact of residential attributes,location conditions,traffic characteristics and supporting facilities on the spatial differentiation of housing prices in the main urban area.The research shows that:(1)The overall housing prices in the main urban area of Nanjing present a multi-cluster model that gradually decreases from the western central city to the surrounding areas.(2)Different housing strata in the main urban area exhibit a spatial agglomeration characteristic of"high in the west and low in the east".Although there is no evident spatial separation,opposition,or polarization between the classes,the wealthier class's appropriation of prime urban resources and environments is significant.(3)Various factors have differentiated impacts on housing prices in the main urban area.The influence of residential attributes is relatively stable,the impact of location conditions has a spatial universality,while the influence of transportation features and supporting facilities shows a significant spatial boundary effect,meaning that the negative correlation between housing prices and the spatial distance from facilities has a spatial extent limit.
