摘要
城市小区内业主之间、业主与物业公司之间矛盾越来越激烈，这提醒我们有必要对物业的现有管理方式作出进一步完善。本研究小组采取实地考察和文献研究的方法，发现物业管理存在职责缺失、制度不完善、业主自治机制不健全等诸多问题，借鉴美国物业管理的方法提出可以从健全业主自治、完善三方联动等几个方面来发展物业管理方式。
Abstract
The contradictions between the householder and property management company have become increasing intensely, which reminds us to appraise and modify the existing management method and make further perfection immediately. The research team has discovered some issues such as the responsibility’s lacking, imperfect system and so on. The research gives some suggestions on how to perfect owners self-administer, how to complete policies and how to construct the interactive service among the owners, the home owner association and property management company.
