摘要
新型城镇化的推进伴随着商业服务业的发展，商业服务业的深化发展进一步提高城镇化水平。新型城镇化着力提高城镇商业的集约化利用程度，以促进土地的高效利用。广州大学城的发展伴随着城中村商业的兴起，其商业区发展具有与众不同的特点。本文从广州大学城商业区形成原因、时空发展特征、发展程度等角度分析其发展特点。结果表明：广州大学城商业区发展具有规划性与自发性；商业空间具有结构化与等级化；商业服务方向呈现多元化与差异化，并一直受城中村商业发展的影响。
Abstract

Commercial space has structured and hierarchical; Business Services direction diversiifed and differentiated, and urban villages have been affected by commercial development.
