A STUDY ON THE CORRECTION FACTOR FOR THE IMPACT OF FLOODING ON THE BENCHMARK LAND VALUE OF URBAN RESIDENTIAL LAND——CASES IN THE MAIN URBAN AREA OF KUNMING CITY
Through GIS technology and spatial measurement methods,the researchers developed two models of correction coefficients for land price influencing factors:a grid land price model and a geographically weighted re-gression(GWR)model.These models were used on land price transaction data for the period from 2015 to 2020 in the main urban area of Kunming City to quantitatively assess the impact of flooding disasters on urban land prices.The results show that flooding disasters generally have a negative impact on land prices.In the study,a land value contribution stripping method was introduced by constructing a spatial grid interpolation,allowing the impact of flooding disasters to be quantified and compared with benchmark land prices.This method provides a new perspective for assessing and correcting the benchmark land value,clarifying the land value correction coeffi-cients for different regions.In addition,the study confirms the effectiveness of using quantitative models to assess the impact of urban flooding disasters,overcoming the limitations of the traditional reliance on qualitative judg-ments and providing a scientific basis for urban land value assessment and disaster risk management.
