Research on the Improvement of Income Inverse Algorithm in the Assessment of Lease Value of Traveling and Retirement Real Estate——Taking Group Z as an Example
The increase in the aging population,the change in the way of old-age care,and the promulgation and implementation of the national policy of assisting the elderly have led to a subsequent increase in the leasing activities of travel and retirement real estate.At present,there are fewer studies on real estate rental value in China,and although new methods such as characteristic price and big data simulation have appeared in theoretical research,traditional methods such as inverse yield algorithm are still used in practice for assessment.Therefore,this paper summarizes the research results of real estate lease value assessment methods and important parameters in the inverse yield algorithm,takes the lease value assessment of Z Group's residential pension real estate as an example,applies the Gl-FCE comprehensive evaluation model in the determination of the comprehensive reduction rate coefficients,and adopts the two-stage beginning-of-period growth-type annuity formula to calculate and adjust the non-taxed annual net rent to optimize the calculation of the traditional inverse yield algorithm.
