超高层建筑绿色智慧运维综合技术研究与实践——以青岛海天中心为例

摘要
由于使用面积大、用户需求多、设备终端复杂、室内环境质量要求严格等原因,超高层建筑运维期的智慧监测和管理尤为重要.本文提出了物业智能化管理云平台数据字典的概念,并介绍其在青岛海天中心项目智慧运维中的应用,通过建筑运维数据字典与BIM运维管理平台的对接,形成超高层建筑设备层、子系统、项目集成管理平台、集团中心平台四个层次的管理,从而实现了建筑的安全、智慧和绿色运维.
Abstract
It is very important of smart monitoring and management during super high-rise buildings'operation stage due to its large area,big number of users'demands,complexity of building equipment,and strict requirement of indoor environmental quality.This paper provides the concept of"digital dictionary"of building's smart and i-cloud management platform.It also introduces the successful application example of Qingdao Haitian Center.Through the integration of"digital dictionary"and BIM platform,a four-stage management system for super high-rise buildings has been formed including equipment layer,sub-systems,building integrated management platform and Group Center's platform.Finally,safe,smart and green operation and maintenance of super high-rise buildings will be fulfilled.
