摘要
随着我国城市化进程的加快,物业管理模式与新技术的融合正迅速发展.基于建筑信息模型(BIM)的智慧物业管理作为一种新兴的管理模式,通过集成BIM技术、物联网、大数据、人工智能等高新技术,实现对物业的高效、智能化管理,从而助推物业服务与管理水平完成转型升级.同时,BIM技术在物业管理中的应用是智慧城市建设的重要组成部分,有助于实现城市管理的数字化、网络化和智能化.文章以深铁物业BIM/CIM平台为例,探讨基于BIM技术的智慧物业管理体系的实施与优势,阐述设计思路、系统架构、关键技术和系统功能等,分析其对物业管理效率和可持续发展所产生的促进作用.
Abstract
With China's development and urbanization accelerating,property management which integrated with new technologies have been rapidly developing. Intelligent property management,which based on Building Information Modeling (BIM),as an emerging management mode,integrates high-tech such as BIM technology,the Internet of Things,big data,and artificial intelligence to achieve efficient and intelligent property management,which contributes to digital transformation and upgrading of property service and management levels. At the same time,the application of BIM technology in property management is an important part of smart city construction,which helps to achieve the digitalization,networking,and intelligentization of urban management. This paper takes the Shenzhen Metro Property Management BIM/CIM Platform as an example to explore the implementation and advantages of an intelligent property management system based on BIM technology. It elaborates on the design architecture,application scenarios,functions,and key technologies of this system,and analyzes its actual effect in improving efficiency and sustainable development of property management.
