摘要
对南京市2005~2014年的产业用地出让价格状况、区域差异进行了阐述,并对南京市产业地产出让价格的影响因素进行了研究。结果表明:南京市产业地产出让均价在2005~2014年呈规律性增长态势,区位条件优越的区域产业地产平均出让价格较高,产业用地出让价格由高到低依次为南京市本级、江宁区、浦口区、六合区;土地政策对南京市产业地产价格影响较大,主要表现为土地出让最低价的调整对产业地产价格的作用,供地成本和土地供应量的变化也对产业地产价格产生一定程度的影响;南京市产业用地规模与出让价格之间存在一定的负相关关系,并且区位状况的差异造成了南京市产业地产区域内部价格的差异。
Abstract
Based on description of the industrial estate prices and regional differences of Nanjing during 2005 -2014 , the influencing factors were studied.The results showed that the industrial estate price had a regular growth during 2005-2014 , and the advantageous location had a higher price, however, the descending order was Nanjing, Jiangning Region, Pukou Region, Liuhe Region;while the land policy had a lager im-pact on the industrial estate price of Nanjing.Simultaneously, the costs and supply of the land also had a certain degree of influence on it.How-ever, there was a certain negative correlation between scale and price of industrial estate of Nanjing , and the different location status brought price differences within the region.
