摘要
基于实地调查及访谈资料，采用定性与定量相结合的方法，对延安市麻洞川乡农户的宅基地整理进行了分析。首先从宅基地数量及空间分布特征描述了延安市麻洞川乡宅基地现状，研究区宅基地利用主要存在以下问题：一户多宅现象普遍、人均占有宅基地面积超标、宅基地利用粗放、村庄居民点建设缺乏规划、土地利用效率低。其次，对当地村民进行了实地调查及访谈，得出当地村民同意进行宅基地整理的比例为61．25％，并且利用主成分分析法构造模型，选取了8个可能对宅基地整理意愿造成影响的因素，对延安市麻洞川乡的农户宅基地整理意愿影响因素进行了分析，得出影响农户整理意愿的5个主要成分：家庭基本信息、宅基地价值、宅基地使用年限、农业收入占总收入比重、人均宅基地面积。最后，结合当地的实际情况，对当地政府提出了相关政策建议。
Abstract
On the basis of investigation and interview data, using the methods of qualitative and quantitative analysis, adjustment of farmers’ homestead in Madongchuan Village in Yanan City was analyzed.First, the status of homestead land was described from quantity and spatial distribution, existing problems in homestead utilization included many household possess more than one homestead, the occupied housing land area of each person exceed the standard, land utilization is extensive, construction of village residents is lack of planning and the efficiency of land use is low.Second, after interviewing the local villagers, 61.25% local villagers agree to the adjustment of homestead.The model was constructed by using the method of principal component analysis, 8 possible factors that might affect the willingness of adjustment were selected to analyze the influencing factors including family basic information, homestead value, service life, proportion of agricultural income accounted for total income, homestead area per capita.At last, according to the actual situation, relevant policy suggestions for local government were proposed.
