The Spatio-Temporal Evolution and Driving Factors of the Urban Housing Price-to-Income Ratio in Anhui Province
Based on the panel data of Anhui Province from 2008 to 2020,this paper uses the methods of variation coefficient,trend surface analysis,spatial autocorrelation and geographical detector to analyze the spatial and temporal evolution and driving force of housing price-to-in-come ratio in Anhui Province.The results show that:The housing price-to-income ratio in Anhui Province shows a downward trend as a whole,and the spatial heterogeneity of the housing price-to-income ratio in each city is enhanced,which is characterized by high in the west and low in the east,and high in the south and low in the north.The inverted'U'-shaped trend of housing price-to-income ratio in Anhui Province in the north-south direction is weakened,decreasing from the central region to the periphery.On the whole,the trend in all directions is gradually gen-tle,and the polarization effect is weakened.The housing price-income ratio centered on Hefei City has a significant spatial dependence and is in a growing trend.The spatial dependence of the surrounding areas is weak.the tertiary industry in Anhui Province was greatly impacted.In terms of driving forces,the two major driving factors of urban population and economy have obvious differences in the impact of housing price-to-in-come ratio in different periods.Therefore,the main influencing factors leading to the spatial differentiation of housing price-to-income ratio are the proportion of GDP and the second industry,while the influence of the third industry is declining.The research results of this paper can pro-vide policy reference and scientific basis for Anhui Province to carry out macroeconomic regulation of the real estate market and achieve high-quality development of the real estate market.
