基于"用地性质+"的建筑高度控制方法探讨

文章对泰州市中心城区建成区的建筑"基准高度"进行调查,从用地性质出发,得到居住、商办、公建和产业四类用地的建筑高度分布规律,并通过量化研究,发现建筑高度背后的主导因素为用地具体的功能性质、开发强度与中心要素,然后提出"用地性质+"开发强度、中心要素转译为"基准高度"的方法,并提出可结合城市设计的美学修正,局部调整形成实际的"控制高度"。
Discussion on Building Height Control Method Based on"Land Use Nature+"
This paper investigates the"base height"of buildings in the built-up area of the urban central area of Taizhou city.Starting from the nature of land use,it obtains the distribution law of building height of four types of land:residential,commercial,public construction and industrial land.Through quantitative research,it is found that the dominant factors behind building height are the specific functional nature,development intensity and central elements of land use.Then,the method of translating"land use nature+"development intensity and central elements into"base height"is proposed,and the actual"control height"can be formed by local adjustment combined with the aesthetic revision of urban design.
