As an important reason for the generation of differential rent,the locational condition is the main value embodiment of land resources in territorial spatial planning and decision for siting investment.This article takes commercial and business land in the central urban area of Wuhan as the research object,focuses on the value of land location,constructs an evaluation index system from aspects such as facility configuration,population distribution,combines the spatial quantification expression of the mixed attenuation models and the global search ability of genetic algorithm to adaptively construct a hedonic price model for business and commercial land value.The research findings are as follows:First,the genetic algorithm approximation solution has confirmed the rationality of the land value evaluation index system and the differences in the selection of evaluation factors for commercial and business land value.Second,high-value areas of commercial and business land distributes along the cross development axis of the"Two Rivers and Four Banks",which presents a clear spatial differentiation between high and low values near the Second Ring Road.Third,the land value improvement brought by the implementation of planning is significant,especially for commercial land.In terms of space,different regions have varying potentials for spatial development.Hanyang and Houhu have significant commercial development potential,while Guanggu East has better business prospects.
