Through literature research and theoretical analysis,we systematically analyze the development process and existing key issues of the published collective land price system,establish a framework of the published collective land price system.It is found that the published collective land price system should be composed of parcel land price,benchmark land price and demarcated land price.Among them,the parcel land price and the benchmark land price have achieved full coverage.And the demarcated land price is temporarily left blank,but it is still the future development direction for construction of the published collective land price system.Secondly,there is a balance relationship in the published collective land price system,that is,the parcel land price is higher than the agricultural land benchmark price and the agricultural land transfer price,lower than the state-owned last grade industrial land benchmark price,the collective agricultural land benchmark price is lower than the collective construction land benchmark price,the collective operating construction land benchmark price is higher than its expropriation compensation standard.Thirdly,within and outside the urban development boundaries,different technical routes should be used to evaluate the collective construction land benchmark price.In the future,we should speed up the establishment of the nature and status of the parcel land price,strengthen the exploration of the evaluation parameters of the published collective land price and the development of the corresponding technical standards,and further standardize the application scope of the published collective land price.
