工业地价与制造业FDI的时空演变与影响机制研究——基于广东城市面板数据分析

本文运用中国土地市场网供地结果数据,以及广东省、有关城市统计年鉴数据,采用泰尔指数、莫兰指数与计量回归模型等方法,对2008-2020年广东工业地价与制造业FDI的时空演变与影响机制进行探索研究.研究表明,广东省工业地价与制造业FDI的对应关系经历了显著负相关、同步增长正相关、同步下降正相关三个阶段;广东省工业地价整体上涨,城市间差异由小变大,空间聚集程度较低;制造业FDI规模整体减少,城市间差异先增大后缩小,空间分布显著正相关,空间聚集程度相对较高;工业地价的上涨对制造业FDI具有一定负向影响,但这种影响并不普遍.最后,从实施多元化的土地供应政策与差异化的外商引资政策两方面提出了建议.
Spatial-temporal pattern and influence mechanism of industrial land prices and manufacturing FDI:panel data analysis based on cities in Guangdong
With the methods of Thiel index,Moran index,and econometric regression models,the spatial-temporal pattern and influence mechanism of industrial land prices and manufacturing FDI in Guangdong is analyzed based on the prices and FDI data from 2008 to 2020.The results show that the correspondence between industrial land price and manufacturing FDI in Guangdong has gone through three stages:negative correlation,positive correlation of synchronous growth,and positive correlation of synchronous decline.The industrial land price of the whole province rose in general,the difference between cities changed from small to large,showing a low degree of spatial dependence.The scale of manufacturing FDI decreased,the difference between cities increased first and then decreased,showing significant positive correlation in spatial distribution and a certain degree of spatial dependence.The rise of industrial land prices has a certain negative impact on manufacturing FDI,but it is not universal.Suggestions are put forward from the two aspects of implementing diversified land supply policy and differentiated foreign investment policy.
