Multi-scale Effects of Road Network Form in Pingxiang City on Residential Land Price Spatial Distribution:A Study Based on sDNA and MGWR Models
Taking the selling of residential land at transfer prices in the central city of Pingxiang City from 2011 to 2020 as a sample,the sDNA and MGWR models were used to explore the multi-scale relationship between road network form and residential land price.The results show that the spatial distribution of residential areas in Pingx-iang City has shown a trend of outward diffusion and inward filling since 2011.The integration of axial development and multi-center circle diffusion is obvious.The overall shape of the road network presents as a spatial pattern of"mass gathering and axial extension".The effects of the road network proximity on residential land price show a spatial pattern of"high at the urban edge and low in the central area",while the density and penetration are the opposite,exhibiting a cross-scale similarity.The study can benefit scientific decision-making for the government to improve the land market price management,and provide references for urban transportation planning and real estate site selection.
