基于结构方程模型的住宅与轨道站客流研究

研究住宅特征与轨道站客流之间的联系,厘清轨道站与住宅之间的关系,建立住宅与轨道站长期互动机制,指导轨道站周边住宅用地利用开发,支撑轨道交通引导城市发展.以重庆轨道3 号线为例,研究轨道站800 m范围内住宅与轨道站客流之间的关系,以早高峰进站轨道刷卡数据和安居客网页的住宅信息数据为研究对象,利用结构方程模型挖掘小区单价、房屋数量、停车位配建率等住宅特征与轨道站客流关系,实证结果表明,小区房屋户数和轨道站的区位、车站进站客流成正相关,与小区房价、停车配建率成负相关.
Study on Passenger Flow of Residential and Rail Station Based on Structural Equation Model
To study the relationship between residential characteristics and passenger flow of rail station,clarify the relationship between rail station and residential,establish long-term interaction mechanism between residential and rail station,guide the use and develop-ment of residential land around rail station,support rail transit to guide urban development.With Chongqing Rail Line 3 as an example,study the rail station 800 m within the scope of housing and the relationship between the rail station passenger flow,in morning rush in-to credit card data and information page of residential housing information data as the research object,using the structural equation model mining district unit price,quantity,parking allotment rate housing residential features relationship with the rail station passenger flow,the empirical results show that the number of houses in the community and the location of the rail station are positively correlated with the passenger flow of the station,and negatively correlated with the housing price and parking allocation rate of the community.
