摘要
随着居住建筑市场进入存量化状态,既有居住建筑的技术问题、安全质量、社会功能性均落后于居民生活发展的需求.为响应城市更新行动政策,采用专家咨询法、熵值法等构建既有居住建筑综合性能评价指标体系,根据相关内容从使用性能、文化性能、物理性能、经济性能、生态性能等方面阐述各项指标评价细则,提出建立既有居住建筑评价信息库、规范城市更新各方执行标准、强化多方动态监管制度体系等建议,以期为城市更新行动下既有居住建筑的升级改造提供参考.
Abstract
As the residential building market enters the state of inventory,the technical problems,safety quality and social functionality of existing residential buildings lag behind the needs of residents'life development.In response to the urban renewal action policy,the study establishes the comprehensive performance evaluation index system of existing residential buildings with expert consultation method and the entropy method,etc.Then the study expounds the evaluation rules of each index from five aspects:use,cultural,physical,economic and ecological performance according to the relevant contents;and proposes suggestions to establish evaluation information database of existing residential buildings,standardize implementation standards of urban renewal parties,and strengthen multi-party dynamic supervision system,so as to provide reference for upgrading of existing buildings under urban renewal action.
