Progress and Prospect of Research on Macro-influence Mechanism of Housing Rent—Analysis based on multidimen siomal perspectives
With the strategic transformation of urban housing in China,China's housing rental market has ushered in a rapid development.At present,the research on housing rent and its macro influencemechanism at home and abroad mainly focus on five aspects:macroeconomitspreic variables,heterogeneous housing market,spatial location,housing regulation policy and rent control.Inthne aspect of macroeconosmn;ric variables,it crmXntainly dis-cusses the influence of interest rate,house price,basic economic aspect,income level and population mobility on housing rent;In the aspect of het-erogeneous housing market,it mainly discusses the interaction between housing rental market-housing sales market,informal housing re ntal market and formal housing rental market;In terms of spatial location it mainly discusses the spatial effect of rent between different regions and between core and edge;In the aspect of housing regulation and control policy,this paper mainly discusses the impact of rent subsidy,rent-purchase rights and other policies on housing rent;In the aspect of rent control,it focuses on the historical background and implementation effect of foreign rent control.This paper holds that the study of housing rent is of great practical significance.In the future,we should objectively understand the development prospect of housing rental and the significance of housing rent research,pay attention to the impact of changes in the structure of supply and demand in vari-ous sub-markets of the housing market,and track the dynamic changes and long-term effects of housing market regulation and control policies.
