Ideas and approaches of the transfer pricing of homestead use rights:a case study of Yindong Village in Dongzhi County
In order to promote the reform of the market for the release of homestead use right,it is necessary to carry out theoretical research on the market pricing for the transfer of homestead use right.It is found that both the transaction of homestead qualification right and the transaction of homestead use right in pilot cities should be included in the category of homestead use right transfer.The price characteristic of the cross-regional transfer of homestead use right is the expansion of the market radius,which leads to the increase of market demand and market value,and the value of homestead use rights varies spatially.Different regions should be distinguished and different technical ideas should be used to evaluate the transfer pricing of homestead use right.The main evalua-tion methods for the transfer pricing of homestead use rights are the state-owned residential land price correction method,the standard land price coefficient correction method,and the transaction land price evaluation method.In the future,we should further strengthen the research on the price connotation,price system and pricing method of homestead ownership,homestead use right and homestead qualification right,especially the investi-gation and research on the spatial differentiation law of homestead use right price to promote the reform of homestead expansion and empowerment and rural revitalization and urban-rural integration development.
