摘要
城市更新背景下的既有建筑改造是将城市、街区、建筑与人们新的生活模式重新融合,是涉及空间、性能、效能、功能、节能及美学的综合性改造.文章基于既有建筑改造的特点契合工程总承包(EPC)建设模式的管理特点,探索责任明晰、管理规范、资源优化、风险均衡的高效管理结构并应用于实践.
Abstract
The existing building reconstruction is a comprehensive transformation relating to space,performance,efficiency,functions,energy conservation,and aesthetics.In the current context of urban renewal,reconstruction of the existing buildings reintegrates the city,the street blocks,and the building into a new lifestyle.Based on characteristics of the existing building reconstruction and combining construction management characteristics of EPC,this study not only probed into an efficient management structure featuring clear responsibility,standardized management,resource optimization,and risk parity but also put the proposed management structure into practice.
