Research on the Impact of National Civilized City Assessment on Housing Prices
In recent years,China has deeply promoted the new urbanization strategy and strived to improve urban quality and civilization.As a model of urban governance with Chinese characteristics,the national civilized city as-sessment has had an important impact on economic and social development.It is of great theoretical value and practi-cal significance to explore the role of the national civilized city assessment in the development of China's real estate market.Based on the data of 248 prefecture-level cities in China from 2003 to 2019,this paper analyzes the influence and mechanism of national civilized city assessment on housing prices by using a Staggered Difference-in-Differences(DID)model.The results show that:being awarded the title of National Civilized City has a significant positive effect on urban housing prices,leading to higher housing prices after the award.The mechanism analysis reveals that being awarded the title can positively affect urban housing prices by improving public services provision,improving the qual-ity of labor force,promoting economic agglomeration and increasing the land prices.The heterogeneity analysis indi-cates that the influence of being awarded the title on housing prices is heterogeneous in areas such as regions,popula-tion sizes and city tiers.Compared with other cities,the promotional effect of the title on housing prices is more pro-nounced in central and eastern regions,cities with larger populations,and cities with higher development tiers.
