为探究土地利用与地铁车站职住功能之间的影响关系,提出居住客流指数和就业客流指数作为站点聚类指标.先对地铁站点进行分类,刻画车站的职住功能类型,之后构建空间Logistic回归模型,分析空间效应影响下地铁车站周边土地利用对其职住功能的影响.结果表明:相较于就业型车站,居住型车站存在更为显著的空间依赖关系,居住型车站周边每增加1个同类型车站时,该类车站形成的概率增大4.1%;以综合型站点为对照组,居住集中型车站周边每增加一个科教文化或停车场类兴趣点(points of interest,POI),该类车站形成的概率减小2.7%和3.2%;就业集中型车站周边每增加一个生活服务或住宿类POI,其形成的概率减小2.1%、0.8%,有利于其向综合型车站转变.研究结果可为站域土地利用规划或优化策略提供参考.
Impact of Station Land Use on the Occupational and Residential Functions of Metro Stations
In order to explore the relationship between land use and the occupational and the job-housing function of subway stations,residential passenger flow index and employment passenger flow index were proposed as site clustering indicators.Firstly,the subway stations were classified to describe the type of job-housing function of the station.Then,the spatial logistic regression model was constructed to analyze the influence of land use around the subway station on its job-housing function under the influence of spatial effect.The results show that compared to employment-oriented stations,residential-oriented stations exhibit a more significant spatial dependence,for each additional station of the same type around residential-oriented stations,the probability of forming such stations increases by 4.1%.Taking comprehensive stations as a reference group,for residential concentration-oriented stations,for every additional educational or cultural or parking facility point of interest(POI)around them,the probability of forming such stations decreases by 2.7%and 3.2%.In contrast,for employment concentration-oriented stations,for every additional life service or accommodation-related POI around them,the probability of forming such stations decreases by 2.1%and 0.8%,facilitating their transformation into comprehensive stations.The research results can provide reference for station area land use planning or optimization strategies.
